A closer look at the foundation and its symptoms
Our inspection begins with the areas that brought you to us: cracks, floor changes, doors that stick or another concern about the building. We consider those observations together with the foundation type and accessible conditions. A symptom is useful evidence, but its appearance alone does not establish the cause or repair.
The history you provide helps distinguish a longstanding condition from a reported change. Previous measurements, repair drawings and plumbing or drainage work can add context. We use the visit to connect that history to what can be observed at the property today.
What elevation measurements tell us
We take foundation elevation measurements using a Foundation Test Gauge. Measurements at different locations describe the floor's relative elevations, allowing a slope or localized difference to be considered across the building rather than guessed from one room. They are part of the assessment alongside visible distress, construction and site conditions.
A current set of measurements records the present profile. Comparison with reliable earlier measurements can provide information about change over time. Floor finishes and access limits matter to interpretation. We explain the findings and any further evaluation needed instead of treating a single reading as a complete diagnosis.
Slab and pier and beam assessments
For a slab foundation, the discussion concerns the concrete foundation's profile, visible distress and the locations that may need support. Our slab repair approach uses drilled piers made with steel-reinforced concrete when that work is recommended. The inspection comes before the repair layout.
For a pier and beam foundation, the floor is supported by connected framing and piers below it. Accessible piers and beams need to be considered together with the symptoms above. From findings to a clear next step
We explain what the assessment shows and whether repair, drainage work or further evaluation is the appropriate next conversation. When we recommend work, the itemized proposal identifies the repair and its scope so you can see what the recommendation addresses.
Engineering plans form part of our foundation repair process after approval and before repair scheduling. If you need an independent report for a transaction or another purpose, tell us which document is required. We can clarify how that requirement relates to the initial contractor inspection and any separately arranged professional work.
Make the visit productive
Provide the complete property address, a working phone number and email address. If someone else will admit the team, identify that person and arrange permission. Clear ordinary access to the rooms or exterior areas you want considered, while leaving unsafe areas undisturbed. Mention gates, pets, occupied tenant spaces and any timing constraints.
For a property purchase, renovation or insurance discussion, explain the deadline and the type of document another party is requesting. A contractor inspection should not be assumed to satisfy a lender, insurer or independent engineering requirement. Confirm the requested deliverable with the party that needs it.

Yes. The initial in-person inspection is no-cost. If separate professional services or further work are discussed, ask for their scope and terms before authorizing them.
Can photographs tell you whether I need foundation repair?
Photographs help explain your concern, but they do not replace on-site observations and measurements. The team will use the in-person visit to discuss what can reasonably be concluded.
